A Residential Remodeling Checklist for Every Residential Remodeling Project

Every residential remodeling project, from fixing up a bathroom to remodeling an entire home, requires comprehensive planning and attention to detail. With so many choices of contractors, building materials and design options, homeowners must take care to ensure that they are receiving what they want and that every installation is completed to their specifications. To help make your residential remodeling project as smooth as possible, Valley Homeowner has prepared this residential remodeling checklist. Staple it to the front of your notebook and use it as a guide throughout the renovation process. You’ll be glad that you did!

  1. Interview at least three potential contractors to find the one best suited for your job. Make sure that you receive written price quotes from each contractor. While the lowest bid may be the most attractive option, consider the quality of the work and the things included in the package when making your final decision.
  2. Ask each contractor for references and check them if you are unsure.
  3. Make sure that each contractor has a valid license. In many states, this can be verified online.
  4. When choosing a contractor, make sure that you are 100% comfortable with your decision and excited about the project, rather than nervous. If you are doing any work in your house that is not standard, make sure that your contractor is able to do the work or can find someone who can do it properly. If you have any doubts, keep looking for the right contractor.
  5. After choosing a contractor, make sure that you have a prepared list of important questions to ask him. Among the most important questions are:
    • Who can I contact with any questions, problems or concerns during the project and after?
    • What warranties do you have on your work and on the products that you recommend for my project? Are these written warranties (they should be)?

  6. Make sure that the contract you sign with the contractor includes all of the details that you want in your home, including costs (for each item and the total bill), materials, length of the project, warranties, etc. Include in the contract a list of permits that your project requires and who is responsible for obtaining these permits.
  7. If possible, the contract should include a clause discussing what will happen if the project does not finish on time. Give your contractor incentives to finish early and penalties if he finishes significantly late (keep in mind that most residential remodeling projects are somewhat delayed).
  8. Review this residential remodeling checklist mid-way through the renovation process, to make sure that things are on track and that you are receiving what you asked for. This is especially important if you do not live onsite or cannot monitor the progress on a daily basis.
  9. If you will be supplying the contractor with any materials such as cabinet hardware, lighting, etc.), make sure that you choose your items in advance, so that there will not be any delays in the project.
  10. Once you have chosen the items that you want, consider comparing the prices and delivery speed online, to make sure that you are paying the right price and receiving your items at the right time.

Do a thorough walk-through in the house to make sure that everything looks correct and functions properly. If you suspect that something was not installed properly, insist upon a review from the project manager or ask for a second opinion.

A cleaning crew can do a thorough job of removing dust, paint flecks and other debris that is left over from the construction, so that your newly remodeled home not only looks great, but is clear of any dirt that can cause illness or asthma.
